Investing in land is wise because land is the only investment which gives high fetching income without risk (you have to choose the land after all verifications).

WHY SHOULD WE INVES T IN CMDA or DTCP
APROVED LANDS?

• Unapproved lands are having more risk than CMDA or DTC P Approved Lands.

• Unapproved lands... they will not provide (OSR ) Park and Broad Roads as per Government standard.

• Unapproved lands, they will not handover the Roads & Parks to the Government and they will not give proper way to the other lands (they can block)

• Unapproved lands, they will not get the “NOC ” (No Objection Certificate) from the concern Department.

• Unapproved lands will not have the facility to get bank loans.


HOW TO CHOOSE A BEST PLACE? WHERE TO INVEST?

• Buy a land from a Reliable company or from a reliable person.

• Check the land is CMDA or / DTC P (Directorate of Town and Country Planning) Approved

• Don’t go too far away to buy the property which is not easily accessible and it won't give proper appreciation.

• Check the nearby developments like Transport, Schools, Colleges, Hospitals & Companies.

• Buy a property with gated community or proper caretaking facility.

• Check the property should not be near the High Tension electricity (EB) Lines.

• Choose a place which is not affected by Flood.

• Check properly that ... is there any Land Acquisition, in that area and they have all “NOC ” from the related Department.

• Check the water facility (Drinking water and without pollution)

WHAT ARE THE THINGS
TO BE AWARE IN BUYING A LAND?

• Don’t go behind free gifts (Remember that they are
giving the gifts from your money)

• Don’t buy a land because of their attractive
advertisement (Check properly it is right) or other compulsion.

• Don’t buy a land because of their impressive or
mesmerizing speech (Nothing Speaks than Documents in buying a
land so please kindly check all the papers related to the Documents very clearly before buying).

• Buy only CMDA or DTCP Approved lands after all
verification. (Most of the Crime like Double documents and other cheatings are
happening in unapproved lands, so please aware).

• Please check properly and verify Death, Legal heir certificate and all other certificates related to the property from the concern department.(please aware many were easily modifying the papers by DTP work or by photoshop)

• Please check all the papers very clearly before buying the property that is there any NOC for AS I restricted area. Archaeological Survey of India (AS I) is announced many places as Protected Area, Protected Monument, Prohibited Area, Regulated Area. There is no
restrictions for land approval in AS I. If the place is near to AS I area we have to get the NOC for constructions in the regulated area. Protected and prohibited area

They will not give any NOC with in 100 meters from the AS I area.

WHAT ARE THE THINGS TO CHECK WHEN WE
BUY A LA ND?

• Check the CMDA or DTC P approved. Number from the concern departments , check the original approved  drawings. (Many are changing the approved drawing and using some fake numbers too).

• Check all the documents (Parent Documents, Documents, Patta, Chitta, Adangal, till date Encumbrance Certificate (EC), approved plan, Planning Permit, NOC from Concern Department).

• Check and enquire from the nearby people is there any other problems and is there any objections in the nearby areas like archeological NOC or / any other restrictions in that Area.

• Check whether can avail Bank Loans for the property.

• Check properly all the Revenue Records which is there in the owners name (Patta, Chitta, Adangal etc.) We are ready to help you in buying a Crystal Clear property.
