that property buyers should be cautious of while buying villas.
* These are secure neighbourhoods, providing a
number of common facilities to the residents - several gated communities have
come up in the many cities & the demand is more for independent villas in
these projects.
* Gated communities normally have apartments,
villas, and common infrastructure such as club house and play area. These also
have a compound wall, well-developed roads and street lights.
According to the Local Planning Authority here,
the main access to the gated community project is the highways or Coimbatore
Corporation road. The driveway in the project area is developed by the
promoter.
Two main
requirements for a gated community are:
1. Open space reservation and using only 60% of
the land for buildings. The common violation in these projects is getting
approval for the independent houses as row houses and selling these as villas.
2. The land owners in the neighbouring areas need
to ensure that the access to their plot is not affected because of the
development of gated communities in that area.
In the case of consumers, Mr. K. Kathirmathiyon,
Secretary, Coimbatore Consumer Cause, says the buyer should ensure that the
independent house has building plan approval or if they are purchasing a plots
of land, should build according to the approval.
They should be cautious especially if they are
purchasing the plot as the promoter would get approval for the construction of
group house of specific design. There have been instances of such violations,
he says. They should also ensure that the driveways are according to the
approved plan.
When the demand is high for such projects, the
property buyers should be cautious as the norms are different for layouts,
apartments & independent houses. The officials concerned should also ensure
that there is no violation after purchase of the property and tax is collected
for the property.
Further, the public roads should not be occupied
after while developing the project and while constructing buildings in the
project area, he says.
