What do Chennai people predominantly look for
when buying a home?
In our experience here we have seen that the
location of the project is a big factor for buyers make a choice.
Earlier too, location was an important reason.
But, projects were not many in the Chenani city and everything used to get sold
even before the projects were launched fully.
In recent years there has been a predominant
shift with the focus now also on the specifications of the housing project and
the quality of construction. But I still feel location plays an important role.
For a congested city such as Chennai where people
still prefer to live within the city, does it make more sense to go vertical?
Chennai is not the only city that is congested.
If you compare it with the other metros you will find that it is less
congested.
I feel that the development in chennai has been
more planned unlike many others.
However, a lot needs to be done to improve
infrastructure which has to keep up with the developments in the Chennai city.
Going vertical is the obvious choice keeping in mind the land prices.
What broad based reforms are required in the real
estate sector in Chennai?
I feel that there should be common factors of
comparison like pricing based on the carpet area only . This will remove doubts
over the pricing of a project as efficiency in each project is different.
