Ask
the developer / promoter to show you the
papers demonstrating his ownership of the plot of land.
Every
plot has a unique register (khasra),
Survey and Patta number.Ask the builder for that number and check in
whose name the plot is registered and local administration office.
You
could hire a lawyer to conduct the title search. He /She can also find out if
there is a legal dispute over the land..
