90% of the project delays are owing to lack of financial planning

Strategies to execute projects bring in newer technologies to avoid delays, the South India Real Estate Conference 2013 reveals

The Indina real estate Industry now (2013) contributes 10.8% to the GDP (Gross Domestic Production). It is the second major employer of the workforce after agriculture.

It is even the mainstay of the 250 types of ancillary industries. But, the sector faces the major constraint of a skilled workforce. Of late, government schemes have led to the return of labourers to their villages, leading to scarcity of working hands.


The real estate sector has however evolved many innovative ways to deal with problem of maintaining delivery schedules.

Mr. V. Gopal, Executive Director, Prestige Estates and Projects, Bangalore, said,''Our company went in for mechanisation to reduce the workforce and it had paid dividends.The company has been importing aluminium shuttering from Malaysia and had its door making units at the site. In order to win customer satisfaction, Prestige has opted for putting up the actual size model on the site unless the structure is something of a signature building like Kingfisher Tower"

Academy to train masons

Paucity of skilled workforce has propelled Sobha Developers to set up an academy to train masons, carpenters, bar-benders etc.

Mr. Raghu Balan, Sobha Developers said,'' Our Firm has gone in for selective prefabrications & spray plastering to meet execution schedules. We wants FICCI or / CREDAI to set up a finishing school for the construction sector which should be either sponsored or / subsidised by the real estate developers.''

Mr. Alok Banerjee, CEO, Zuari Infraworld India Limited, said,'' 90% of the project delays are owing to lack of financial planning. The Chinese example of shifting to American project style where they make the product & sell it to end - customers rather than use the customer money to develop the product."

Zuari has been working in Mandya district to pick up unemployed youth to train them as masons, tile-layers & bar-benders. Zuari has also pursued the practice of not launching the project until all approvals were in hand.
