Winners of Realty Plus Excellence Awards 2013 - South announced in Bangalore

To acknowledge the extraordinary contributions &  efforts of various real estate stakeholders in creating and delivering new benchmarks for excellence in the realty domain in the year gone by, Realty Plus, India’s leading real estate magazine from the exchange4media group, announced the winners of ‘Realty Plus Excellence Awards 2013 - South’ at Hotel Royal Orchid, Bangalore on recently.

This is the 3rd time when the awards were conducted in the city of Bangalore, post dividing three zones for the awards, namely South, West &  North zones. The Bangalore event will be followed by a similar gala event to be held in Mumbai -- Realty Plus Conclave and Excellence Awards (West) on May 22, 2013 and in Gurgaon - Realty Plus Conclave and Excellence Awards (North) on May 24, 2013

The morning conclave began with the lighting of the lamp and welcome address by Chief Guest   Dr. A. Chakrapani, Hon’ble Chairman- Andhra Pradesh Legislative Council followed by unveiling of a special coffee table book on India’s Top 100 Developers, brought out by Realty Plus.




The first plenary session, Integrated Townships: examining Demand, deliberated upon the rising demand for integrated township projects.

The panelist included Aaron Schwarz, MD (India), Perkins Eastman, Vineet Relia, COO, SARE Homes, Snehdeep Aggarwal, CMD, Bhartiya Group, Diljit Sethi, Director, Callison (Seattle), Vineet Singh, EVP & Business Head, 99Acres and Naresh V.Narasimhan, Partner & Principal Architect of Venkataramanan Associates.

Mr Vineet Relia, COO, SARE Homes stressed on the need for government support for integrated township projects. He also pointed out the need for single window clearance for such projects.

Mr. Snehdeep Aggarwal, CMD, Bhartiya Group stressed upon the need for leadership initiatives in setting vision for integrated township. “Developers alone can’t build an integrated township. We require government support to supplement our efforts,” he added.
 
The second session Marketing Real Estate to Generations Y focused on the new-age marketing strategies & communication skills of developers. Bangalore has a growing number of young buyers who are ready to purchase their first houses as early as 24 to 25 years of age.

The panelists deliberated upon the strategies and game plans used in today’s digital world to target the young urban home buyers. The eminent panelists included Ramesh Jude Thomas, President and Chief Knowledge Officer, Equitor, Karthik Sundarajoo, MD, CG Werks, Singapore, Farook Mahmood, CMD, Silverline Realty, Sumit Jain, Co- Founder & CEO, Commonfloor.com, Naimunnisa Khan, Urban Planner & Principal Architect, Liases Foras.

Speaking about the new age marketing strategies, Mr. Farook Mahmood, CMD, Silverline Realty said there is a perceptible change now in the way developers sell their projects.

Mr. Sumit Jain, Co-Founder & CEO, Commonfloor.com pointed at the rising demand for affordable housing from the younger generations. To tap these youth, companies are using technology and social media to market affordable housing projects, he added.

The 3rd session on Ultra Luxury Houses witnessed speakers discussing luxury real estate from high end security systems in swanky homes to limited edition homes. To what degree of differentiation can a builder go, when building such abodes of luxury?

The conclave delved into all these and many more aspects, features and concepts that go into making the homes for ultra rich. The panelists included in this session were J. C. Sharma, Vice Chairman & MD, Sobha Group, Maxwell Roy Barcham, Director, FSH Design, Irshad Ahmed, President, Irshads Property Matters and Founder & President of BRAI, T. Chitty Babu, Chairman & CEO, Akshaya Homes and Ram Chandnani, Deputy MD, South India, CBRE.

Speaking on the occasion, Mr. J.C. Sharma, Vice Chairman & MD, Sobha Group said, “The luxury home segment has shown great growth potential as the infrastructure is improving significantly and the city has witnessed a rapid pace of urbanisation. The demand for luxury homes and villas is on an upswing as a large number of customers are buying them. More and more people now want customised homes, according to their requirement.”

The last plenary session on Smart Developments - Creating sustainable habitats through Smart Growth saw panelists emphasising that simply making green buildings are not enough, but home-seekers also need not be encouraged to ‘Live Green.’

The speakers at the session included Syed Mohammed Beary, Chairman, IGBC (Bangalore Chapter) & Chairman, Bearys Group, Chitra Vishwanath, Principal Architect and MD, Biome Environment, Sushil Mantri, VP, CREDAI and Chairman & MD, Mantri Developers and Chandrashekar Hariharan, Executive Chairman, ZED- BCIL.

Speaking on the occasion, Mr. Sushil Mantri, VP, CREDAI and Chairman & MD, Mantri Developers said, “Buyers still do not consider the ‘Live Green’ aspect while buying a home.”  He stressed on the need for vertical development in the cities such as Bangalore to reduce the cost of living.

Mr. Syed Mohammed Beary, Chairman, IGBC (Bangalore Chapter) & Chairman, Bearys Group pointed out the challenges faced by developers in selling green buildings as buyers are still not ready to shell out extra money for buying a green unit.

The awardees of ‘Realty Plus Excellence Awards 2013 - South’ were chosen after a rigorous selection amongst the real estate community from the entire Southern India. The 27 different award categories acknowledged the outstanding achievements of the who’s who of the Indian realty sector in developing real estate and infrastructure facilities and promoting state--of-the art designs and architecture.

Speaking on the occasion, Mr. Annurag Batra, Chairman and Editor-in-Chief, exchange4media Group said, “Post the overwhelming response of last year’s awards, it was natural for us to continue our endeavor and bring Realty Plus Excellence Awards  into a new avatar with newer, wide-ranging categories to identify and felicitate the worthy real estate players. We are thankful to our eminent jury who has selected candidates on a neutral basis while following a transparent process.”

The awards were presented to the winners by chief guest for the evening, Prof. Rajeev Gowda, Chairperson – Centre for Public Policy, IIM-Bangalore, Member, Central Board, Reserve Bank of India & senior leader of the Congress Party. He stressed on the need for both government and developers to join hands to work for the common cause of providing housing for the masses.

Also present on the occasion were Vinod Behl, Editor, Realty Plus and Atul Sharma, Business Head, exchange4media Group.
