Indian Developers Promoting Affordable Housing a Big Way..!.


Affordable Housing across India are finding buyers. But, most are investors, not people who plan to stay in them because these are located too far away from offices and have little support infrastructure, analysts and trade experts told.

Tata Housing ..!

Tata Housing sells such houses under 2 national banners—Shubh Griha (Rs.4 lakh to Rs.13 lakh) and New Haven (Rs.25 lakh to Rs. 40 lakh).




It plans to launch more such projects across consumer segments in Mumbai, Gurgaon, Bhubaneswar, Bangalore and Kolkata, said Mr. Brotin Banerjee, MD and Chief Executive.

VBHC..!

Value and Budget Housing Corp. (VBHC) has many affordable housing projects - one each in Mumbai, Delhi, Chennai and two in Bangalore.

It is planning to launch one more in Mumbai and Delhi in the next few weeks, according to Vivin Mathew, chief executive, western region.

 
Godrej Properties..!

On 28 March, 2013 Mumbai - based Godrej Properties Ltd (GPL), the real estate arm of the Godrej group, launched an affordable housing scheme at its Godrej Garden City township project in Ahmedabad.

Some developers are using finance &  marketing techniques to attract genuine home buyers in the Rs.6 lakh to Rs. 25 lakh range.

Poddar Developers..!

Mumbai-based real estate company Poddar Developers Ltd has reserved 25 % of the apartments in one of its project to families availing home loans from NBFCs like Gruh Finance Ltd, Mahindra & Mahindra Financial Services Ltd and Muthoot Fincorp Ltd. NBFCs offer rates that are slightly higher than that of commercial banks, but have an easier documentation process, making it a better option for low - income borrowers.

 
“We do not sell more than one flat to a single buyer. We have a 75:25 mix of actual house buyers &  investors,” said Mr. Rohit Poddar, Managing Director, Poddar Developers Ltd.

Over the past 2 years, Poddar Developers said it has sold more than 2,500 flats in Badlapur in Thane district and Karjat in Raigad district, in the range of Rs.3.5 lakh to Rs. 12 lakh each. It recently launched a similar project at Atgaon in Thane and is planning 40,000 square feet of land by the end of this financial year.

Rashmi Housing Pvt. Ltd said it is giving loans to house buyers without interest to drum up interest in houses that cost below Rs. 25 lakh.

“About 30 % of our house buyers are availing this loan facility &  we are mostly getting the end users,” said Mr. Yogesh Bosmiya, Director, Rashmi Housing.

The firm said it has sold about 3,000 flats in the Mira-Bhayander area of Thane district since 1999 and is developing another 4,000 flats in the same area. Bosmiya said the profit margin is 20 % to 25%.
