Answer:
If the building will be two (2) stories or / less (Ground + 1
or Stilt + 2), then you will need
building approval from your Local Municipal Corporation.
If you wish to
construct more number of floors, you will require a CMDA (Chennai
Metropolitan Development Authority) building approval.
Also Consider these
points
CMDA limits are too
numerous to enlist and change periodically. Please refer to the CMDA web-site
for the latest limits.
A local corporation
approval is adequate if the number of floors is two (G + 1 or S + 2) or less
and the number of flats in the building is six. that is no more 6 flats.
Set-backs depend on
the width of the road on which th e property lies. The minimum front setback is
1.5 meter and increases in steps up to 6 meter based on the road width.
The rear setback
required is 1.5 meter. Side setbacks range from 1 meter on one side to 1.5
meter on both sides based on the road width.
Set-backs
requirements are less for continuous building areas & plots designated for
economically weaker sections (EWS) of society.
FSI (Floor Space Index) is 1.5 and plot
coverage should generally not exceed 70 per cent.
