Small builder
Really, it is a good property fair happening last week at
Chennai trade centre, where you can see all big builders under one roof..!
Many were doing
really a fair job, you may think why others espl. Small builders were not like
it ? The reason is very simple, for big builders, due to their big project
sizes, wider roads, they were allowed to build more area..!
In 1,000 square feet
plot, they could build nearly 2, 500 to 2,750 square feet, whereas, small
builders were allowed to build about 1,500 square feet only.
In order to match the
selling price of those big builders, these small one were forced to build 2,500
to 2,600 square feet, which leads to violation!
Just think, in a same
location, if a big builder sells at Rs.4,000 per square and if a small builder
says Rs. 5,000 per square feet where will you buy?
Most importantly
monthly maintenance of Small builders will be Rs.500 to Rs. 600 only!
Assured completion in
about 10 to 12 months, no need to wait for 2 to 3 years..! Sometimes 4 to 5 years.
Surely, this is not
just a challenge!, Small builders want to be the ‘best’ in the industry, if
anyone delivers better, let iss appreciate that good effort and learn from
them!
We agree, with those
big projects, you could get all big features, the only worrying issue is very
high maintenance cost, that too, without using most of the features, you have
to pay minimum Rs.4,000 Rs. 5,000 per month.
Also, timely completion
is not guaranteed and everything is costing more than Rs. 60 lakh to Rs. 1 cr.
(or) you have to travel Rs. 40 to 50 kms away from city!
One simple doubt
Small builders have is, even though they have some ‘extra’ advantage over small
builders, Do they deliver a ‘real value for money’? Do they pass on those
benefits to buyers?
Just a single page
paper Advt. Costs more than Rs. 16 lacs / per day / per issue/ per newspaper..!
Then you yourself
think how many paper ads / TV ads / Radio ads / Hoardings / Brand Ambassador
/Property fairs / Online ads….
You will be
shocked, if you know the total
promotional / marketing expenses of a project.
Remember, everything
will be added in your flat cost, All their brand building & image boosting
happens on your cost and falls on your head!?...
Actually, Small builders not against promotional /
marketing, without which we could not reach you, but just think, just a 2 page
advt. for one day / city / newspaper costs more than Rs. 32 lacs, but for the
same Rs. 32 lacs, Small builders someway manage to give you a safe house to
live for life time!
Like others, Small
builders also could sell the same at Rs. 40 to Rs. 50 lacs with all those full
page ads. But, again it is upto you, you should tell which one is right? Which
one is good?..
Just think!
Also, now you will
realise why real estate investment is that much costly?
