Office Space..!

Leasing activity remained strong in SBD & Hitec City. Demand for office space therefore remained stable during the November month (2012). Vacancy continued to decrease in the city with increased leasing activity.

The key transactions in November, 2012 were Hyundai Rotem, Starlite Global India, Impel Overseas and Sree Jayajothi Cements leasing space at Shangri-La Plaza in Banjara Hills & Harsco leasing space in iLabs Hitec City.

Rents & capital values remained stable in November, 2012.

Retail Space..!

Lanco Group launched Mega Mall in Lanco Hills SEZ in November. Leasing activity started in the mall over the month. High streets continued to dominate the leasing activity due to few mall spaces available. Vacancy remained almost stable in existing malls. The key transactions in November were CCD leasing space in Banjara Hills; CCD Lounge leasing space in Madhapur; Domino’s leasing space in Jubilee Hills, Towlichowki and S P Road; and Khazana Jewellery leasing space in Dr. A S Rao Nagar. There was no completion of mall projects in November. Rents increased nominally at few high-street locations with growth in demand.

Residential..!

Residential sales continued to improve in the festival season. The new launches in November were Ramky One Kosmos by Ramky Group, Janapriya Classic by Janapriya Engineers Syndicate, Aparna Hill Park Gardenia and Lake Breeze by Aparna Group and Jains Salzburg by Jain Housing. Rents remained stable while capital values increased marginally across all submarkets.

INFRASTRUCTURE ONGOING..!

The first metro rail service in Hyderabad is expected to be commissioned by mid-2015 for the 8 km stretch between Nagole and Mettuguda, a part of Line Three between Nagole and Raidurg.
