Space constraint,
pollution, water scarcity, congestion and what not! A growing
city faces all these issues. And a citizen desiring to buy a
place for his own will have to compromise on these aspects many a time.
But there is atleast one city in the state where one need not bother
about all of them or most of them to the least – the Rock Fort City,
Trichy.
Centrally Located Town of the TN State..!
Trichy is one of the most important cities of India
and fourth largest urban agglomeration in Tamil Nadu (TN) and is a
centrally located town of the state. It remains industrially, educationally and
touristically prominent place for many years.
The city connects the southern districts of the state with the capital,
Chennai,
through road, rail and air. It was being referred to as Trichinopoly in
the records of British India and is broadly known as Tiruchirappalli.
Mega History..!
The city has historically been ruled by many dynasties from Early
Cholas, Early Pandyas, Pallavas, Medieval Cholas, Later Cholas, Later Pandyas,
Delhi Sultanate, and Madurai Sultanate, to Vijayanagar Empire, Nayak Dynasty,
the Carnatic state and the British. Pilgrimage is one of the important features
of the city. Starting with Rockfort Thayumaanava Swamy Temple, the pilgrimage
covers SriRangam Ranganatha Swamy Temple, Thiruvanaikoil, Samayapuram and
continues to highlight many other temples in the city.
Co-existence of industry, agriculture, government offices and
institutions is the masterpiece of the city coveted by peace along with growth.
This makes it the
most attractive and preferred destination in the state.
Public sector enterprises..!
Opportunities lie plenty with the establishment of public sector
enterprises like Bharat Heavy Electricals Limited (BHEL), Heavy Alloy
Penetrator Project and Golden Rock Railway Workshop. There are many auxiliary
units of these industries that continue to generate more jobs.
Additionally, there are many leading industrial units in
the private sector like Cethar Vessels, Rane Group companies,
and many other industrial plants that absorb many skill sets swiftly.
Recent setting up of IT Parks at Navalpattu also indicates a positive trend for
the
future.
Transportation facilities ..!
The advantage is the transportation facilities of the city. Let it be
bus or rail, one has access to any place so easily. And the upgradation of the
Trichy airport into an international airport raises its significance in the
global map.
The chances of passenger flight services to many international
destinations increase. Currently, there are flights to South-EastAsia and the
Middle East.
On the educational front, The National Institutes of Technology (NIT),
Indian
Institute of Management, Bharathidasan University and
Anna University of Technology have their campuses in the city.
There are also many reputed private educational institutions
in and around Trichy. With the growth of the city driven by
ever-increasing industrial and educational activity, its population is expected
to reach a million
mark and at that time, the need for housing is expected to meet with
explosive growth in demand. That said, plenty of real estate opportunities lie
in
the district.
What is in its name…. (Toponym)
Tiruchirappalli is shortly called Trichy. But there are different
versions as to the
origin of the city’s name. One version is that
Tiruchirapalli was named after the three-headed demon Trishira
(or “Chira”) who performed penance at the Shiva temple in the city and
obtained favors.
As per another theory , the name Tri-Shikharam or Tirisirapuram came up
based on the three peaks in the area, which were occupied by Shiva, Parvati and
Vinayaka.
One more theory is that Tiruchirappalli is a shortened form of THIRU
sri(CHI) RAnganathan PALLI, reflecting the sleeping posture of Lord
Ranganatha in Srirangam. Another completely different version is that the name
Tiruchirappalli is theccombination of three words Thiru + Chira + Palli,
meaning
the ‘School Chira’.
In the Thayumanavar Temple in Rock fort, the pictures depict that
there was a saint called ‘Chira’, who established a school (‘Palli’ in
Tamil) near that area and taught. Hence the name Chira Palli or
Tiruchirappalli, Tiru is
a honoric prefix for the saint Chira. Pilgrimage Tiruchirappalli is not
lacking in pilgrimage.
There are many historic temples in and around the city apart from the
famous Rockfort Thayumaanava Swamy Temple,Sri Rangam Ranganatha Swamy Temple,
Thiruvanaikoil, and Samayapuram. Vayalur Murugan temple, Woraiyur Vakkaliamman
temple, and Sri Bhoologanatha Swamy temple are some of
the historic pilgrimage spots within the city.
Gunaseelam, Thiruppattur Brahma temple, Thiruppainchizhi temple and
Thirunedunkulam Siva temple are some of the oldest temples around the city that
are worth the life.
Industrial Activity..!
The industrial activity in the city may not be as busybee
as Coimbatore but is thriving on a few of the major industrial units of
the country being located in the city. BHEL on the Thanjavur line, HAPP on the
Pudukottai line and a few large private units like Cethar Vessals, Rane Group,
and SRF
on the Madurai line generate a large employment opportunities
in the city.
The ancillary units of these corporates help sustaining growth in the
economy of the city. Other business activities also join the industrial sector
in stimulating growth and prosperity to the city.
Realty of Trichy...!
Real Estate of Trichy Panoramic view of the Trichy city from the top of
the Rock Fort now brings to light vast changes that have occurred over the last
decade. This also goes to show the vast demand for housing in the recent times
with emerging concrete jungles in between greeneries that were in existence in
the past. With the advent of the implementation of national quadrilateral
roads, real estate development has seen enormous growth across the city and the
urban limit has been expanding expeditiously on all sides of the city. Mainly,
the belts on the Trichy - Chennai line have witnessed rapid development.
While Trichy -Thanjavur line had already seen faster growth due to
existence of
a major industrial activity in the form of BHEL and its ancillary units,
the four-laning of this highway has only propelled realty interest in the areas
surrounding the road upto nearly upto Thanjavur.
Similarly, Trichy - Pudukkottai and Trichy - Viralimalai stretches have
also created tremendous opportunities. Thuraiyur belt is also attracting land
investments.
Siruganur - Palur on the Trichy - Chennai highway, Thirunedungulam on
the Trichy- Thanjavur highway, Viralimalai belt on the Trichy - Madurai
highway, Guntur on the Trichy - Pudukkottai highway and Thogamalai of the
Thuraiyur
belt on the Trichy - Salem main road are some of the key areas that have
been attracting huge interest for realty investment.
The pitiable fact, though unavoidable, is that some of the cultivable
areas are also being converted into realty prospects. These apart, apartment
culture has been picking up and on the rise in recent times.
Srirangam,Thiruvanaikoil, Thillai Nagar, Woraiyur and Tennur are the key
areas that the property developers are targeting. The market growth seems to be
steady and demand is ever growing that developers do not go for much publicity
and some of the established developers are even arrogantly avoiding any
publicity to market their units. Key players in property development
For long, realty in Trichy has been in the form of layout promotion. The
transformation of the construction industry of the city had not been so fast as
was in the last few years.
Individual units have been the flavour of the city until five years
back. Though apartments have been developed for two decades, the trend did not
catch
up so swiftly as now.
Clusters of Promoters..!
There were only a few players like Rohini Housing, Manghalam
Promoters, Vignesh Flats, Raaj Constructions and Bharath Constructions. But
now
there are clusters of promoters, that too, most of them being
high class builders.
Well qualified engineers have turned entrepreneurs
emitting positive signs for the industry. JL Properties Thiruvalan, Ark
Constructions Ansari, KVM Housing Sitharthan, and Om Sakthi Thamizhaanban,
to name a few.
Thus there is no doubt that Trichy will prosper in quality structures in
the forthcoming era. And these and more engineers will be part of this
development.
Opportunities aplenty..!
Opportunities aplenty Urbanization and globalization has been driving
growth of the city as never before. Trichy is now transforming into one of the
major cities of the country.
Coincidentally, the airport has been upgraded recently into an
international airport and fourlaning has also been completed.
A new IT park has been set up and Trichy is slowly transforming into an
urban centre. That said, there is no doubt the city is transforming into a
major urban centre.
