High-rise buildings with increased FSI (Floor Space Index) will play a major role in solving the problem of housing & also preserve land for agriculture, renowned architect Mr. Hafeez Contractor said on recently.
Speaking at the inauguration function of construction industry exposition 'Constro 2012,' Contractor said the challenge before the construction industry was to provide affordable housing to 70% of India's population who do not have their own houses.
high-rise buildings.
The salient features of the guidelines are:
# The access road in front of buildings with a height of between 15 and 30 metres should be 18 metres wide.
# For skyscrapers of above 60 metres height, the road in front of the building should be between 30 & 45 metres wide.
# Fire Department approvals for all high-rise buildings is mandatory.
# The nearest fire station should be located within a distance of 10 KM. It is still better if the fire station is within a distance of 5 KM
# Mock drills to educate occupants of high-rise buildings are compulsory.
The new guidelines will have far reaching implications for high-rise growth in almost all cities in India, and in particular, in tier-II and -III cities where the number of fire stations are limited, and unless the State governments are in a position to find resources to set up new fire stations, the number of high-rise constructions may slow down.
