Hyderabad based S & S Green Projects is coming up with a platinum precertified green project, Green Grace, near Gachibowli, in the proximity of Outer Ring Road, Hyderabad
The Rs 220 crore project, coming up on 6 acres, will be completed in 3 phases. The first phase (phase A), which has 150 apartments, will be ready by 2011, December.. Phase B will be completed by August, 2012 and phase C will be ready by August, 2013. The company is looking at HNIs to market the apartments.
Mr. Vijay Sai, Promoter of Green Grace Said “We have opened the bookings for phase A and B now. About 50 per cent of these are already booked”
* All together, Green Grace will have 416 apartments.
* Each apartment, which will vary from 2,160-2,870 sq ft in size and will be priced upwards of Rs 80 lakh.
* The company is quoting Rs 3,600 per sq ft as the base price for the apartments.
* S & S Green focuses on achieving energy, water and construction material efficiency. The project will install solar water heaters for all apartments. LEDS will be used for lighting in the common areas for a 30% reduction in energy use.
* The project will use intelligent lighting in the cellars. In normal mode, only 50% of the parking areas will be illuminated. The vehicles will be given a RFID tag for sensors to identify the vehicles coming to switch on the light on the paths and parking areas that the vehicles are destined to go.
* Green Grace has provision to capture rain water and store it for use in the flush tanks, which will have an independent water connection to use only treated water thereby reducing the dependency on the ground and municipal water.
* Each apartment will have 3 electronic water metre to measure water consumption by independent flat users. This will ensure that they are billed as per use and not on a sharing basis for the entire project.
* the usage of power, gas and DC power are measured electronically and the results are posted online in real time.
* The project also has AC guest rooms, tuition rooms for children, facility for a visiting doctor, physiotherapy lounge to name a few.
* The organic waste generated by the apartments will be used in the vermicompost plant to be used landscapes.
