Tamilnadu Construction materials prices up, home buyers down

In Tamilnadu prices of many of the many construction materials have increased manifold in the last one year. So, Builders feel that their hands are tied.
One year ago,  bricks cost for 3,000  Rs. 18,000 against Rs. 10,000. The Same period  steel prices have crossed Rs. 45,000 a tonne against Rs. 28,000 earlier.

Also the plumbing and electrical materials costs have increased. Labour wages also increased.  Sand and bricks availability is a problem. Awareness and acceptability of eco-sand and flyash bricks should improve further

There is an abnormal increase in construction material prices during the last 6 months and many going in for smaller structures are hit.
Now,  the average construction cost for an independent house is Rs. 1,150 - Rs. 1,200 per sq.ft, It was Rs. 950 - Rs. 1,000  per sq.ft one  year ago.
Though the input costs, and expenses have gone up, builders and promoters are unable to raise the house and flats prices.

Main reason,  Now Tamilnadu real estate market is  saturated.

Last 2- 3 months Construction activity has slowed down in all over Tamilnadu. .

Builders are hopeful of getting cement at lower prices when the cement plant proposed by the association is commissioned. The plant planned in Andhra Pradesh is expected to go on stream in six months to a year.
