Real estate investment: Buyers need to take extra Precaution

Real estate investment is still the best in the all environment. But, buyers need to take extra precaution, as follows:

* First precaution is the is the real estate company's background- how long are they into Real Estate business or are they one timers- This is Very Very Important Matter.

* Legal opinion get  from your own lawyer, Please, ignore what the agents offer. Lawyer must verify the originals whatever is the difficulty

* Minimam 13-15  years EC and Patta

* Also visit and Speak to local bodies (Panchayat/CMDA etc) , about any possible plans of raid expansion etc., that could impact your ground.

* In case of  instalment payments, Clear agreement on increase of cost.

* Need to be inspected against encroachments, periodically. It is MUST.
